Which primer to block musty wood smell – ECOS is so pricey

Hi all!

I’m extremely sensitive to mold and chemicals and as I’m finishing our basement I’ve been told to paint all the subfloor, joists, beams, etc. with a water-based primer to seal in the musty smell, allergens, etc. that they’ve been soaking up since built in 1960s.

I’m trying to decide the best primer.

ECOS Air Purifying Paint sounds perfect, but yikes!..the price is $120/gallon. And, guessing will also have to pay for shipping.

Wondering if AFM or even something like Sherwin Williams, zero VOC could be fine? Or, should I suck it up and pay the $$$ for ECOS to really do the job right?

    Usually if your goal is to seal in stink, you want a shellac based primer, not water based. The go-to primer/sealer to deal with stinky stuff is Zinsser’s BIN. It’s expensive too, but not as bad as what you’re looking at. BIN is around $70/gallon these days. BIN also stinks pretty bad while you’re using it, so keep that in mind. It does dry pretty quickly though.
