Spalling concrete foundation in 1930’s house–want to sort it before sorting other stuff
Hello all,
I have a two story wood + attic and basement house in Zone 6A (Catskills NY) that was built around the 1930’s with oil heat. Very wet environment, basement is dry.
The foundation cement and basement floor is made of degrading concrete and I’d like to get an assessment on longevity/remediation if needed but I don’t know who to ask. I assume some sort of engineer but really have no idea.
The degradation is in the form of the concrete powdering up and the aggregate falling down. Not lots where I can see it but I don’t know the condition behind stucco that was put up covering the majority of the walls in the basement. The pictures show 10 years worth of spalling.
I’d like to get it sorted before putting a ton of effort and money into the house for solar heat etc…. No point if the foundation is going to be fixed for greater than the value of the house–$200k or so.
So what kind of professional do I ask? I can try and assess myself, can drill holes, send samples but it seems worth getting a solid opinion from a pro. House was inspected but the inspector didn’t say anything and I didn’t notice until after the sale ~10 years ago.
