Hello GBA Community,
I have a garage that was converted into living space Before I bought the property. As I am living in and gutting the house I found the garage door was framed directly on the concrete pad and not on a raised footing. This has caused water intrusion.
I’m thinking possibly a flashing tape or liquid applied membrane possibly from proclima.
There is also a crack in the concrete which I’m planning on using some sort of epoxy seal probably from sika flex.
Thanks for any suggestions
