Fixing a compromised interior air barrier

cody_fischer | Posted in Green Building Techniques on

After neurotically supervising the installation of an air tight smart vapor retarder and sheet rocking on my current Multifamily project (climate zone 6A), I discovered the work had been compromised by my sprinkler subcontractor (photo attached).

This is a 2×6 exterior wall with dense packed cellulose with MemBrain smart vapor retarder as primary air barrier.

Any advice on how to repair (good enough, better, best options appreciated).

Current thinking is to tape the vapor retarder to the back of the gypsum board at perimeter of penetration, cut and fit mineral wool around pipe where cellulose has been compromised, tape vapor retarder to back of sheetrock patch, insert patch and finish with tape and mud.

I don’t think wrapping out the wall section is an option.
