Conditioning an old attic space

I have a client who wants us to condition her attic space as part of a large interior remodel so that the currently AHU (located in the unconditioned attic space) operates more efficiently and so that she can store things in her attic. Opinions on the best method and issues to look out for would be appreciated. I know some folks would recommend leaving the attic as it is, moving the AHU and developing a proper air seal between the attic and the living space. This is not an option for reasons not worth going into. Right now, I am running numbers on 7.5 inches of icynene blown between the rafters and sealing up the soffit vents. problems.

    Please provide us with dimensions. How deep are the rafters? Are there collar ties? How much space is there above them? Are there eave and ridge vents? Knee wall?

    eave and ridge vents. 2x8 rafters. no knee wall. No collar ties.

    More questions... What zone are you in? Target r value? How is the attic accessed? How far could you fir down the rafters without encroaching on the head room? What type and condition is the roof in?
