Basement Water proofing & Exterior walls protection ideas for a Century home built in 1910 at Oshawa, Ontario, Canada
We have bought a 100 year old property zoned for commercial use in Oshawa, Ontario, Canada. We are renovating the whole building, updated electricals through out the building last week, 90% plumbing was already updated, now refinishing and repairing the plaster and lathe walls and ceilings, after that we are putting new vinyl floors and painting the whole place.
There are some water leaks in the basement from outside and foundation, what is our best bet for waterproofing this place. We are going to use this as an office with lot of clients coming in and out through out the day.
How can we protect the exterior of the building from the extreme cold and hot weather ?
Any other ideas or suggestions during our renovations ?

You can dig full perimeter interior trench. Collect water in perforated pipe that leads to sump crock. This will let water in but them pump it out—preferably to a far off, downhill location. Another method would be to excavate around the existing foundation, apply waterproofing compund, rigid insulation panels, dimple met, then footer drain. What are the foundation walls made of? I cannot tell from the pix…?
Looks like the pavement has been built up and drains towards the building. Might be Worthwhile regrading t he outside to limit water ingress
